Edward D. Thomas, is the Founder, Broker and PMP’s Community Management Department Executive. He has over twenty years of direct, hands on, day to day association management experience. Mr. Thomas earned the distinguished PCAM designation awarded by the Community Association Institute (CAI) in May of 1989 and was awarded the AMS (Association Management Specialist) designation in 1991. Additionally, Mr. Thomas was among the first in the nation to be awarded the Certified Manager of Community Associations (CMCA) designation in 1996.
PMP, Inc. is a privately held Maryland-based corporation headquartered in Frederick, Maryland with offices in Gaithersburg, Maryland, Leesburg, Virginia and Kearneysville, West Virginia. PMP provides on-site management to eight large-scale communities in Annapolis, Frederick, Fulton, and Laurel, Maryland and Leesburg, Haymarket & Sterling, Virginia.
PMP manages 120+ Homeowner Associations and Condominiums comprised of more than 37,000 units. The communities range in size from a 25-unit HOA to a mixed-use, Planned Unit Development of 4,600 plus units. PMP handles financial only services for several smaller clients.
As evidenced by PMP’s commitment to the property management and community association industries, we take professional education very seriously. Ninety percent of the managers who have been with PMP for more than 2 years have earned both Certified Manager of Community Associations (CMCA®) and the Association Management Specialist (AMS®) designations. In turn our managers share their knowledge and experience with the respective Board of Directors via management reports, Board training sessions and distribution of other information.
PMP offers to new clients a Board of Directors training session as primer for conducting efficient meetings and to review various laws and statutes governing common interest communities.
PMP’s free banking arrangement with Community Association Bank offers an opportunity for owners to pay their assessment by MasterCard, American Express or Discover. PMP also provides a free ACH or Direct Debit program allowing owners to have their payment automatically deducted from their specified account. For all other owners PMP uses a coupon lockbox process and payments can be monthly, quarterly, semi-annually or annually. As with all PMP’s banking operations there are no fees associated or assessed; if however payment is made by credit card the owner will be responsible for a small merchant fee, structured by the amount of the payment.
